just recently, NW Hills has probably been the best kept
secret in Austin. First of all, high marks go to its
close-in position--inside of Loop 360 and Hwy. 183. The
neighborhood has always been well-known to locals (Michael
Dell lived around this corner from this house for years).
The area is beginning to see a spike in values. For example,
recent months, seven transactions have closed in the
million-dollar range! Homes rarely come up for sale on this
street (the last one, per MLS, was over four years
Details About The Home
The one-level layout has three bedrooms, two baths, two
living areas, two dining areas, two-car garage and a pool
(floorplan on next page). TCAD shows the square footage to
be about 2,543 sq. ft.
home DOES need cosmetic updating. Please pass if you are
looking for one that has been totally remodeled. There is,
however, a long list of surprising extras here that give the
home permanent appeal. For example, the original design
included a small, fourth bedroom next to the master. In a
total redesign of this wing years ago, that fourth bedroom
was incorporated into the master yielding a lavish suite.
Wait til you see it. Every woman who sees this closet
will say, "Why hasn't someone done this before?" Ladies,
you know how your shoes tend to end up on the floor--under
the hanging clothes? Hard to even see them right? Here, you
will find forty-four open-sided shoe bins at eye level. Easy
to see. Well lit. And you know what other frustration is
elegantly solved here? Think jewelry--necklaces, earrings
and bracelets--usually just a tangled mess in little cases
and boxes everywhere. Swing open the double doors to this
closet and behold--a custom made built-in grid of
organizational bliss. Taller than a person and about as wide
as both outstretched arms, row after row after row of open
slots about two-inches deep just long enough so you can lay
out a single bracelet in each slot. Running down the center
is a full length mirror. The master itself is likely bigger
than anything you have seen elsewhere--it is about
twenty-six feet long with a section of sitting area that is
ideal space for an exercise, yoga or meditation area (which
also overlooks the calming pool).
home also has what architects refer to as "good bones".
Glance at the photo on page two, and you notice high
ceilings, natural light and an easy flow between rooms. The
current owners have been here since 1991, and they
are meticulous. The house is always neat. They utilize
routine professional services. A crew keeps the yard
manicured. The air-conditioning system gets an annual
checkup. Through the years the owners have steadily improved
the house. When the roof was replaced it included the latest
feature for efficient ventilation--a full ridge venting
system. The A/C was replaced with a 4-ton Lennox Elite, plus
gas furnace, and added insulation. Windows were replaced
with double-pane glass. Gutters and downspouts were added.
They installed drip irrigation and revamped the sprinkler
system. A whole-house surge protector was added. A full list
is available--in total the owners have put over
$57,000 into the house!
While the home does need updating, you could throw a party
here the day you move in. Before prices get any higher you
can get in now and update later.
About The Neighborhood
There is an advantage you may not realize here unless you
are thinking long term. This part of town is very hilly and
many houses are on streets with steep inclines. The grid of
streets around Woodway are nice and level which is ideal if
you want to go for a walk with your S.O. or children in the
evening. Have you ever had a dog that is part of your
family? As they get older, one of their joys is an evening
walk--easy with all the flat surface streets in this area.
All of the hills in the valleys below NW Hills are where all
the cute deer come from. We've had a bumper crop of fawns
this year. If you have young children, can you imagine the
excitement of having a baby deer born in the front yard!
This particular yard is part of a larger ecosystem. There
are fifteen trees in the back yard, five more in front. NW
Hills is a critter haven--songbirds, raccoons, possums,
feisty squirrels and foxes.
Longtime residents in the area love
the convenience. Just a few blocks from the house there are
two grocery stores, two drug stores, multiple dry cleaners,
a Starbucks and restaurants with specialty food like
Vietnamese, BBQ, Chinese, Indian, a cafeteria and more. The
elementary, junior high and high schools are all in the
The Forever Benefit Of A
If you plan on living in this home for many years, you can
do so without any concern of stairs as you age. More
immediately, what about your older relatives? Live here, and
they will never have to contend with stairs. And a one-story
is a must if there is any chance a parent may need to live
with you in their later years.
Here is a chance to live in one of Austin's most cherished
neighborhoods. Austin Monthly Magazine just
rated NW Hills as the number one1 neighborhood in town!
The well-maintained residence on a picturesque, tree-lined
street. The reasonably-sized home, and lack of a complete
updating keeps the price very reasonable. The house is
spotless with a pleasing design. Don't forget the benefits
of having a pool. After a grueling week at the office, you
can relax on weekends with a glass of wine while you listen
to the breeze weave it's way through the trees. If you do
have children, it will be the house all the kids will want
to visit--an unobtrusive way for you to notice whom your
kids are hanging out with. Swimming under a star-filled sky
is romantic. When is the last time you went skinny dippin'
with your sweetie? It is an inviting home and interest rates
are still crazy low. What are you waiting for?
